“The Marina Gardens Lane site is one of the few plots that allow future residents to enjoy a lifestyle in the heart of the CBD, while remaining close to Gardens by the Bay and the upcoming Marina South MRT station. A thoughtfully designed project in the Marina South precinct can appeal to discerning owner-occupiers as well as investors seeking long-term rental demand from the nearby financial district,” said Marcus Chu, Chief Executive Officer, ERA Singapore.
The site has a plot ratio of 5.6 and a maximum GFA of 33,642 sqm, yielding 390 residential units and 150 sqm of commercial space. The site could be developed as a single high-rise tower or as a tandem of a taller tower and a shorter block. The higher-floor units could attract strong buyer demand because the site overlooks Marina Bay.
Buyer Demand
“Marina South is evolving into a more complete live-work-play neighbourhood, and this site is well placed to benefit from that transformation. Future residents can look forward to the rare combination of waterfront city living, greenery at their doorstep, and seamless transport access to the rest of Singapore. With a limited supply of condominiums in the immediate area, the future development should attract buyers who value the exclusivity and convenience of a Marina South address,” adds Chu.
The subject site is the second residential site in Marina South to be placed for GLS tender. The first site is under development as One Marina Gardens.
When the tender for the One Marina Gardens site closed, it attracted four bids and was awarded in July 2023 for $1,402 psf ppr, higher than the lone bid of $1,243 psf ppr for the Marina Gardens Lane site.
Since its April 2025 launch, 937-unit One Marina Gardens has achieved a 72.6% take-up rate, indicating healthy demand for condominiums in the Marina South area.
Thus far, One Marina Gardens is the only condominium within a 500 m radius of the site. The site is also the only GLS site on the Confirmed List for 2H 2026 located in District 1.
“The lack of condominiums in this neighbourhood could bode well for the successful bidder, who will face limited competition for the future development. This should appeal to owner-occupiers who wish to live near the CBD, as well as to investors who anticipate rental demand from expatriate professionals working in the nearby financial district,” added Chu.
Location Attributes
The Marina Gardens Lane site is located in District 1 and within the Marina South Planning Area. The site is also near Gardens by the Bay and the Central Business District (CBD). This proximity gives potential buyers the chance to live in the CBD while keeping nature right at their doorstep. This rare combination is expected to appeal to owner-occupiers and investors.
Another key feature of the site is its proximity to the upcoming Marina South MRT station on the Thomson-East Coast Line (TEL). At the time of writing, the station is not yet operational, but the Land Transport Authority announced it will open once the surrounding residential developments are completed. The site is also a short drive to the Marina Coastal Expressway.
Outlook
Sites in central locations with unique locational attributes and strong transport links are still expected to attract continued developer interest, fuelled by a resilient Singapore economy, strong household balance sheets, and a low-interest-rate environment.
In August, the Ministry of Trade and Industry (MTI) upgraded Singapore’s 2026 GDP growth forecast to 4.5%–5.5% y-o-y, up from its earlier estimate of 2%–4%. Additionally, MTI announced that Singapore’s economy grew 5.4% y-o-y in 3Q 2026, higher than 4.5% y-o-y in 3Q 2025.
